Frequently asked questions: running a rental concierge
Does the application sync Airbnb and Booking calendars?
No, and that is an honest choice: real-time platform sync is the job of channel managers. The application manages everything that comes after the booking: the stays you record, cleanings, providers, commissions and reports. Many concierges keep the platforms for calendars and replace the spreadsheet for everything else: that spreadsheet is what this application replaces.
Can cleanings be managed with external providers?
Yes: each cleaning carries its property, date, provider and state (to do, done, checked). The per-provider view gives each one their round, and linen needs are noted on the job. The application does not send automatic notifications to providers: it holds the schedule, communication stays on your channels.
How are commissions computed?
You describe your rule: a rate per owner or per property, applied to stay amounts. The monthly report gathers stays, gross revenue, commission and work done, owner by owner. For very specific rules (tiers, mixed flat fees), describe them in the plan and check the result on the demo data.
How is this different from vacation rental software?
A host manages THEIR OWN properties; a concierge manages OTHER PEOPLE'S. That changes the structure: an owner per property, a commission per stay, a monthly report per owner, and providers to coordinate. That is precisely what host tools do not model.
Can it be used on the move, on a phone?
It is a responsive web application: the day's schedule, access codes and house notes for each property are available on a phone, between two inspections, always up to date.
